Rats chewed air con wire

Tenants saying air con had a error message, mechanic went out and reported that rats had chewed through the fan motor costing us 1500 as its not under warranty.

Is the full amount claimable at tax time?

Is 260ish about right for a rat stations? How often do you guys get them inspected?

Hind sight probably should of had rat traps around property to prevent this. But it was a brand new estate and figured there wouldnt be problems this quickly

 

Check your insurance but I think many of them might have rodent clause that means their damage isn't covered.

Unfortunately in new estates when the areas are cleared the rats in those areas move over to the finished areas.

 

Might be worth a second opinion.
