    Hi,
I have been renting this place for a year, always paid the rent on time, kept the place clean, same with my past 6 years renting time.
Recently the rangehood fan broke. The property agent is trying to organise a repair but it's been going for over a month with no solutions. Back and forth with quotes and landlord considerations apparently. The agent doesn't seem to want to disclose more detail and keeps delaying.
What is the latest one can pay the rent, 14 days after due date? after that you can be issued with a vacate notice?

Sounds like a typical tight ass landlord!

Just cook heaps of curries and ***** food and stink the place out :p

Are you looking for a way out? @thatbum is the guru

You've done what you need to do. You've reported it to the agent. Keep on cooking and let them repair it when they get around to it. Keep any emails or a record of when you reported it so that if they try to hit you up with anything to do with their inability to get the repair done, you have all the proof you need that you reported it when you did.

I'd even write another email something like "This is the second time I've reported that we cannot use the range hood and I will not be held responsible for any damage, cooking smells or oil and grease build up caused by the fan not having been fixed."

Don't stop paying the rent... in doing so you will damage your own tenancy record. Consider the rangehood to be a separate matter.

    It's a pretty small issue.

I just keep the original issue/email chain at the bottom of the next email and add the date of the initial email into the subject. Just to show how long the issue has remained outstanding
