    $360 rent on $310k buy, roughly about 6% gross yield.
    Any opportunities for granny flat in Ipswich to extend the yield further?

    Permitted in Ipswich to rent granny flat to non related tenant, unlike Brisbane. But whether the demand would be there with house rents so reasonable anyway?

    I don’t like the fact that it’s not land locked. I’d prefer to utilise my funds elsewhere closer to infrastructure and facilities.

    Ha ha.. If someone is still convinced in Raceview after seeing Bondi performance, then I believe they need to review their investment strategy. Yield is not just great for no capital growth.

    Yes, but It doesn’t qualify as an investment though. In the long run that gap will be higher. Neutral cash flow with neglible gain means keeping the cash at home- is it call investment?

    Hahaha. I think you got a good sample. Some people love yield and the fact that the properties could be paying themselves off. The opportunity to see loan (P&I) reducing while they contribute nothing, almost nothing or even have cash leftover after the rent. They are also prepared to accept lower or longer timeframe for the Capital gain to eventuate.

    Others, don’t mind taking a large loan, and potentially contributing significant amount of cash every week into the loan on top of the rent (plus ongoing costs) in the hope that areas that have registered historically high capital growth would continue to grow significantly.

    I would pick a side based o. What I’m comfortable with.

    Putting down a 10% deposit and somebody else paying off your loan and you owning a block of land and house at the end? Yes, that’s definitely called an investment.

    Raceview is a nice area, I would be suspect on any slab-on-ground builds though, the ground is highly reactive throughout the whole suburb. I'd park my money there in something older. It's a nice area with good access to highway and amenities. As with the rest of the SEQ Regionals, you're not buying for rapid capital growth- so make sure you're getting a good cashflow or have value-add opportunities.

    Also, anything 4-Bed in Raceview should be $350wk+ for years now, I think that your observations were circumstancial (unless you were including 3-Beds too?).

    Both Logan Council and Ipswich council suburbs are going strong

    Solid growth in Raceview. Rents for a small 4 2 2 now $400 week. Previously rented $350. Queues at open house.

    And was offered $350k last week for a property that would have been 315k 12 months ago.

    yes I know it’s not big bickies and yes I know it’s not Bondi. But really easy money.

    What is an approx 3 monthly council rates that one can work on for a 4/2/2 on 600sqm block in Raceview?
