R20/R40 in perth northern suburbs

    Hi
    I see a few Blocks in perth northern suburbs with R20/R4 code and the blocks being 700 sqm and real estate agents advertising its subdivisable subject to WAPC.
    How does the council decide when we apply for subdivision . unless they give us R4 the 700 Dqm block cannot be subdivided considering its not a corner block for R20.

    How do we buy property for subdivison in the above cases if we are not sure .

    The local planning scheme will outline how to qualify for the higher coded zoning. It's usually called split density or dual density zoning.

    As thatbum said, read the LPS for split zoning

    It varies from council to council what things you need to comply with to get the higher zoning.
    They will either have a specific document or it will be in their Town Planning Scheme document. Both will be available on their website. The Joondalup policy is quite a good one - less onerous than City of Wanneroo in my opinion.
