R2 Zoning Central Coast NSW No Airbnb

    My IP at Central Coast is zoned R2 and it looks like from researching the council’s planning rules they don’t allow R2 zoned properties to be Airbnb houses. Airbnb is classified as “shared accommodation“ in their planning.

    I’m going to ring the council tomorrow morning but can anyone explain why not allowed?

    Are you sure? That's an odd classification.

    As a general rule, short stay accommodation is not a residential use. It's probably closer to a commercial one.

    This matrix is what I am looking at on the council website. Pretty sure Airbnb is classified as a serviced apartment not bed and breakfast which airbnb is allowed for R2 (under tourist accommodation heading)
