    Hi

    Apparently my electric hot water system is leaking and is beyond repairable. PM got two quotes to replace, came back with $1800 including gst for Rinnai 160L. These tank are about $660.
    My PM told me in Brisbane it is different compared to Sydney. Has anyone ever had to replace a new electric water tank before in Brisbane? $1100 for labour cost seems excessive?

    PM informed me the reason is: for the hot water tank installation there is installation fee, valves, copper pipes and Form 4 lodgment to the governments, these are separate cost, which needed to add on top of the tank cost. An electrician and plumber needs to be involved.

    Please let me know if the price is reasonable?

    price is cheap accept and be happy, Sydney prices are more expensive then brissy prices

    I paid $1430 for a 125L after ringing around a few plumbers in March 2019 in Logan. Its a little higher than in Sydney, maybe to account for lodging Form 4.

    what brand hot water system was it?
    how many valves were replaced?

    Interestingly the invoice doesn't mention the brand! It only says "new valve train, pipework, lagging & fittings to comply", so I assume only the 1 valve.

    Are you saying $1800 to replace a hot water tank is normal in Brisbane. The only reason I’m asking is I am in Sydney and the price doesn’t seem right.

    Not sure but the last time I had to replace one for one of my investment property was it was an instant just do it. I didn’t have to consider the price. Something like less than $1000, that was about 5-6 years ago.

    5 or 6 years ago?

    In Feb (pre covid) this year we replaced the HWS at our northside IP with a 160lt rheem aquamax. Price was a bit over $1600. We asked what price to install if we supplied our own and that was approx $1000.

    Ring around another plumber or even bunnings and get a 2nd quote, but it does seem reasonable enough since its a larger one than mine. Form 4 is something the plumber has to lodge in QLD, generally online and it costs $32, but not required in NSW.

    That does seem expensive. The Rinnai 160L seems to cost about the same as the Aquamax 125L's that I put in most of my rentals and we pay $1,300 + GST fully installed with new valves, compliance, etc etc.

    Just got a quote this morning for a replacement ghw system for a 3x1 in Perth (the property managers plumber of course)

    Supply & installation of new Rheem 20L Instantaneous gas water heater - $2235 plus GST

    Supply & installation of new Rheem Stellar 5 star 330L Gas storage hot water system - $2525 plus GST

    Supply & installation of new Vulcan 135L gas storage
    hot water system - $2085 plus GST
