Quick private sale before leasing?

    Hi,

    I've got an townhouse IP currently in the market for a tenant in VIC.

    Without going for a full sale campaign, I was exploring if there were any alternatives (yes - i know it may not bring the best possible price as compared to a proper campaign)? Are there ways to put the property available for agents to sell privately in the short term.

    If it sells before it's leased, great! If it doesn't then I'll continue looking for a tenant. Given the narrow window of opportunity and conditions for a sale, I'm not sure what to expect or how to navigate this.

    Anyone has ideas on a good approach and what the considerations are? Its at the 1-1.05m mark.

    Decide on what you want to do.

    Because if you give the agent a choice to lease or sell....he'd be looking at earning either a 1k lease fee or 1.5% of a 1 mil sale.

    If I was an agent, I know which one I'd be pursuing :)

    To list a property, the agent will need a signed agency agreement.

    What I meant to say was... Agency A finding you a tenant.

    And then having other agents from other agency trying to get a buyer privately at the same time.

    Does this work and is this worth exploring? Or is there a better way.

    Does this have to be exclusive to a single agency if I choose to look for a buyer privately?

    @wjw - agency agreement doesn't need to be exclusive however the effort imparted by the agent will be greatly reduced as the incentive is reduced whilst the risk of not achieving a sale is increased.

    They may consider allowing you some scope for introducing your own buyers but only for those you have already introduced to the property.

    This will turn off potential tenants knowing the property is for sale (& needs to be disclosed or the tenant can rescind). It also puts off owner occupiers and fhb who cannot access the property for months.
