questions about reno contracts and warranty

    About to have an IP renovated so I can move in myself. At first I was trying to find a interior design company who can also assist with project management. However after speaking to several designers it seems that they focus on drafting and proposal only. They can help arranging builders that they know of but there are two contracts I need to sign.

    This is my first full house reno, so quite confused with making two contracts, and don't really know what to do. Any suggestions in regards to contracts, payments, things to look at, and future warranty issue please?
