    As we all know there are so many below par agencies across Australia, & its a mind-field trying to understand who they are & what to look for.

    Of 6 categories from interviewing property investors what do you think is most important to you in selecting a great managing agent?

    Communication
    Advertising
    Fees
    Maintenance/Inspections
    Technology
    Tenant Selection Process

    I am in WA cost. I pay a lot for ordinary service. May as well pay as little as possible. I was recommended a very good property manager but at 15% plus not for me. 2 weeks rent for a lease renewal (not initial lease just a renewal)

    With my investor hat on, its not really a single factor but the whole package that I'm looking for :)

    My 1RM is 85kg but I'll do 50kg for a set of 10 :p But in my opinion, what you should REALLY ask is what they squat ;)

    I'd say communication would be #1, only because it covers such a broad range of things rather than some of the other options which are individual tasks.

    Nah, just tell the truth. Over rated tick and flick merchants and you need a qualification for that?? Weetbix , weetbix, has anyone got any weetbix?

    If I could add my own category - it would be about being sensible/thorough/reliable.
    Also being professional and having pride in their work.

    In my view everything else stems from that.

    I've very unhappy with one of my property managers at the moment (which has never been the case), and I will be replacing them due to them lack of performance in all regards indicated above.

    Here's a question I was asked once - but is quite valid - 'do you enjoy what you do'.

    If an agent can't answer yes, how are they going to do a good job? Property management itself is such a high turn over industry - and we often get transfers from owners who are tired of dealing with a new person every 6 months and the reality is, if you keep changing staff, then information gets lost.

    Happy people do better work. If you hate your job and you're just in it for the 9-5 working because you have to to pay the bills... not the same kind of quality.
