Question about subdivided land.

    I am looking to buy a property and it has been subdivided. The house is number 12 and there is a house behind it on 12A, there is no shared land and the property on 12 is on a 544 block. As it is already subdivided is it possible to develop on the block that is 12? & by develop I mean knock and build maybe 2 townhouses.. Is there any restrictions on developing like that on an already subdivided block?

    You will only know by reading the DCP & LEP for the block, getting a S149 certificicate, checking the restrictions placed on the block due to the subdivision or by consulting a town planner.

    Most blocks are a result of some sort of subdivision some time in the past...whether the block can be further subdivided is as per Scott No Mate's - depends on its zoning and council restrictions. A quick call to the council's duty planner could give you some very high level information.

    Certain types of titles are very difficult to divide again. If the site is in Melbourne maybe have a chat to @lixas4 and get their opinion

    Hi Zay, if your title is clear and there is no owners corporation, or restrictions, then it may be just a planning matter on whether you can get a permit for two townhouses. So you could approach an arch/designer to start preparing drawings for the two townhouses.
