    Yeah looking really really good Tim. You're painting so fast. Tiling is good. How do you go getting up on the roof to paint. I want to do this on my place. If not the roof itself, then at least some of the wood work up there.
    And does timber flooring require a lot of practice/experiende or can someone with decent hand-eye co-ordination probably do a decent job?
    Interesting to read you say that you were looking forward to spending more time at work. Can't wait 'til I feel like that!

    The roof looks great. The high ceilings are amaaaàzing.
    Also, where did you get the bling for the gable. And the bottom trim?

    Just an extension ladder to get up on the roof. I'd watch it if your roof pitch is steep like this one. Very very easy to slip, especially if it's new roof iron.

    Timber flooring is pretty straight forward. To lay new boards it's nice and easy with a secret nailer and flooring glue. For the old boards it's just a matter of knocking in all the old nails an puttying the holes and then running sander around, etc...

    I've done a few reno's now. The quality of the work on earlier jobs was not always great... but you learn. I'm much more comfortable doing a job myself for a tenth of the cost and maybe making a couple of mistakes rather than paying someone else full price who will probably still make a couple of mistakes anyway.

    The fretwork for the gable I purchased from woodworkers. I think I got it half price because it was someone else's cancelled order. I paid $200 from memory.

    By the "bottom trim" do you just mean the white fence palings I've run to enclose the bottom of the house?

    Kitchen coming along...

    FYI kitchen cost $3000, plus appliances from Magic Kitchens on sale. Thought that was a bloody good price. Was just stock standard so doesn't fit the space 100% perfectly, but for the price I think it works well.

    Yes. It's a classic look and I don't think it is going to date quickly like some of the current 'trendy' kitchens might.

    Hi Tim, That looks fantstic great job.

    I noticed you mentioned woodworkers, I have looked at a few of there bi-fold doors and entrance doors, do they have seconds or returns available often...?

    Looking to start my reno in a few months time and scouring gumtree for the best deals has been fun.

    No I wouldn't say often. They are generally very expensive.

    Lloyds auctions on the gold coast has bifold doors and bifold windows go for auction every weekend on their renovators auction and super sunday auction too I think. You might find that you get a good deal through them. But I wouldn't expect 50% off. Maybe 30% off rrp.

    Occasionally graysonline has the bifolds for sale. Ebay too. I paid $1750 each for 2 sets of bifolds on ebay once. 5 Door set. I haven't installed them yet though so still in boxes. So don't know the quality.

    Got some of the property rented now. So bringing in $590 pw. Which covers expenses. So that's nice.

    Will see a decent profit when I get the front half of the house finished and rented.

    Haven't been doing any major jobs, just lots of little things. Doing all the finishing touches to the back half of the house. Putting in the antenna and the tv points. Shade sails for the cars out the back. Little laundry on the deck. Closing in around the bottom of the house. Lots of work on the roof with replacing old rusted out sheeting. Grouting some tiles, chucking in some breezeways, etc...

    It's all getting there slowly. Maybe another month or two before it's all done and dusted.

    I just gap fill and paint.

    Compare the ceiling in the hallway to the ceiling in the kitchen. Just some gap fill and 2 coats of paint

    Trying to get the finish perfect with these old houses will send you crazy. You see some people strip everything back and then repaint. But thats all a bit much in my book.

    Imperfections are okay. At least thats what I tell myself
