    Well worth the effort. Some really lovely work in that house, too. Now for the rent roll - raking it in!

    Yeah the wife and I worked our butts off. But a 150k gain and creating a 500 per week rental profit are good rewards for the effort.

    Plus now I hold a 700k property. If I get even 4% growth this year then that is 28k. And if I get the 8% growth that the suburb got last year, then thats a 56k gain.

    Its going to be a good earner that property. :) massive weight off having it done.

    Hey Tim.
    Quick question on this older post - did the no more gaps hold well for these VJs? I'm about to fix some up on an IP, and I see online others recommend the more flexible filler, which is about double the price. Would appreciate learning from your experience. Cheers. Alan

    I used ultra cheap no more gaps and it did crack and open up again alas. I use more expensive no more gaps now with the hopes it will be okay. What filler did you find recommended?

    Hey Tim,

    It was a Selleys flexi Fill - apparently, they bought it by the carton, and 10 yrs later hasn't cracked.

    I bought a different one on the weekend to try, and its a pro level - 25 or 35% expansion or something.
