    Mine are all in Salisbury. They all apparently went up 15%. Which is BS. Major cash grab from the government.

    Have people had any luck in disputing this fiction that they send you?

    This will now push me over the limit and result in a $3000 land tax bill when at most the land value in reality went up 5-7%

    Yep my Chermside prop increased 16%. Not reflective in actual value of prop IMO

    For mine:
    Slacks Creek - 12.4%
    Woodridge - 23.2%
    Murrumba Downs - 5.2%
    Eagleby - 11.1%

    Interesting...Woodridge land value increased the most out of them all! But in general Logan numbers haven't been too shabby. In reality though I think our Murrumba Downs IP have performed the best in CG out of them all so like others said, definitely not a true reflection of price growth.

    My parents farm were compulsory acquired for the NWRL project. It was a big project acquisition which affect alot of neighbouring farms.. We all used different valuer representatives..

    Eventually we took the Government to Land & Environmental court... a total of 3 years spent and not a single valuer placed any weight on OSR land determination notice in their valuation methodology...The Judge did not even mention OSR land valuation notice in the hearing... It's just a land value notice and have no reflection of open market sale transaction.

    Properties in Logan City Councils jumps from Oct 2014 to Oct 2016, so 2 years..

    BCC and other council may jump from Oct 2015 to Oct 2016.

    So what could help with disputing the notices?

    A couple of mine the flood impact has increased according to new council models. So Im going to argue that they are now worth less than 1 year ago not more.

    I wonder if a realestate agents letter saying their estimate of value would be helpful.

    Strange!
    My ppor stayed exactly the same as last years' valuation. The website page shows five other properties around mine, in a culdesac. Those with larger land sizes all had increases.

    North Lakes increased about 7.5%

    I think it's worth your while in demonstrating your land (flood prone) with another property up the street (that is not flood prone), accompanying the RE sale appraisal.

    The only one of ours an our sons that did do increase was our PPOR too. Odd.

    My mount gravatt east house up 20% 400k - 480k. Gladstone house down from 146k - 110k :eek:

    Two in Wynnum; One up by 11%, the other 5%. Strange that the one that went up by 5% is the one in a better location. and it actually went up double the amount of the other one in the previous period.

    Does anyone know when valuations come out for Redlands council?

    Our property in Carina now has a land value more than what we paid for it plus the 3 x 1 x 2 brick and tile house on it 2 years ago. I think that proves we bought well at the time.

    Correct. The basis of unimproved land valuation used for rates and land tax does not consider its value in use or other factors....eg I know someone whose land is a source of mineral water for a global drink company. The OSR land value is very low (and is exempt as it largely used for growing flowers other than the tanker filling stations) OSR once tried to argue the predominant purpose is water production and argued it based on value but the flower existed before the water became a demand and the area of cultivation is consistent with their other rulings. In 2005 the law was enhanced so water isnt a value included in the land.
