QLD Form 15/16

    Currently in the process of installing a LVL lintel beam to replace a load bearing wall, creating an island kitchen bench.

    Getting conflicting opinions on whether the works trigger the need for a Form 15/16. Can anyone shine some light on the correct process?

    If the lintel supports more than 5sqm of roof area then you need to obtain a building approval from a certifier for the works. This is under schedule 1 of the Building Regulation which tells you what requires a building approval. Similarly if it's supporting less than 5sqm of roof area then you don't need an approval and can just carry it out in accordance with the building codes/standards.

    A form 15 is an engineer's design certificate and form 16 is an engineer's inspection certificate. If you can demonstrate that your chosen LVL size will be sufficient and comply with the relevant standard then you shouldn't need an engineer to provide a form 15 or 16 for it.

    if you do need a BA then you'll likely just need a floor plan showing the proposed alteration and design the appropriate LVL size, then submit to certifiers for a quote.
