QLD BCC rental: 5 related parties rule - how does AirBnB fit into this?

    I have a house and a granny flat. Can I have 5 related parties renting the main residence (long term lease), while I use the granny flat for AirBnB? I'm not sure what the rules are here.

    Can you even use the granny flat for AirBnB full stop? Looked into the council rules yet?

    does anyone do airbnb in brissy? has anyone done a application on a body corp property?

    No.

    In the Brisbane city council area there are strict laws relating to occupancy if granny flats. Illegal to rent them separately to the main house.

    If you do, expect a court summons.

    Marg is spot on.

    Notice to appear in Magistrates Court, possible conviction on your record and decent fines.

    Sometimes you get a show cause notice first, others the first you hear is after the BCC has turned up at your property with 2 police officers, an electrician and an entry warrant.

    I have a query in similar vein.

    Just put in an offer for an IP in Petrie that is currently being used as a short term rental in air BNB (saw the add there myself). I am assuming council approval must be in place as this has been in operation for some time now. Or there's no such requirement in Moreton Bay?
    Anyone has experience in getting the property insured for such leasing agreement?
    Love to hear advice.

    I wouldn't necessarily assume this - most airbnb listings I've seen aren't properly compliant.

    Never assume council approval for anything unless you see it in writing!

    They get them to test for immediate danger. Stems from the old salisbury student houses that were often self wired with extension leads................

    Most just run illegally until you get a neighbour complain to council. Once council is involved its over. BCC prosecutes all the time, other councils vary. Need to budget $10-$15k in legals to defend your prosecution and loss of income from property having to be rented normally.

    And most neighbours are sick of overcrowded share housing.
    Expect quick reactions as the Council's attitude is very well known, and in general enjoys considerable community support.

    Thanks. Prob not going down this option. Too many issues and I am not local either to manage.
