Putting 2020 into 1972...

    Hi everyone,

    I just wanted to get some thoughts on the images I will post in the comments below.
    We have completed Stage 1 & Stage 2 of renovations to create a livable home. (Budget 100k, Actual 95k)
    We are now designing Stage 3 which is to create new space through structural changes (Budget 200k, Estimates between 160-180k so far)

    Seeking anyone interested looking through a different lens.
    Any potential issues or ideas you may have?

    yep can see it now

    I like to get the bedrooms away from the Games room and Alfresco

    I'm looking at the current floor plan

    1. Master bed is very similar to my PPOR
    2. Can the Lounge be turned into Bedroom 2
    3. Dinning room to Bed 3, seal some space from bed 2 for built in wardrobe
    4. Kitchen can then be left in current position and the Family room takes space from old Bed 3
    5. Bed 3 becomes new lounge
    6. Add a outdoor kitchen to Alfresco, that way you cook out there while entertaining, its the best thing I did at our place.

    Not sure if it would work as I don't know the measurements, but would be cheaper than moving roof lines.

    Find a Drafty who can draw up your plans and see which feel better, $1000 in drafting might make the choice easier.

    Thanks for the response, i also think having the bedrooms away from the Games and Alfresco would be better.
    The Lounge is currently the Theater, I have built a riser in there and set it up as such. We could use the current lounge(theater)/dining as bedrooms but they would be grossly disproportionate in size. There is a double brick arch between the two rooms which would be difficult to adjust to widen Bed 3.

    I like using Bed 2 and 3 for Kitchen/dining. This would flow quite nicely onto the alfresco and future pool/games room. The only loss I see would be the theater.
