Purchasing Property without being able to inspect.

    Hi,
    I'm interested in purchasing a investment property. Due to my location, I physically can not inspect the property before making an offer. I don't know anyone in the area that can inspect on my behalf either.
    Agents use old photos which does not reflect current condition.
    Have research the property and the area thoroughly and the math works out very well.
    I have purchased property in the past but not like this.
    Not sure if a build inspection report would be enough.
    Is this to risky?
    Has anyone purchased property in this way?
    Any tips?
    Do's and don'ts?

    Couple of ideas which you could explore though I've never bought remotely before:
    1. Buyers agent?
    2. Ask if the agent will do a live walkthrough with a video call?
    3. Use a building and pest inspection where they provide lots of photos and ask for copies of the photos?

    In addition to what @FrivolousPanda says above, you could also ask your new Property Manager to attend the site inspection on your behalf. He/she should know what to look for, if you choose a good one. They are the ones that will end up with this property to look after, so they have a vested interest in your buying a good property.

    Makes me very nervous giving someone else control.
    Im thinking now, I have to weigh up the cost of having someone else doing the leg work opposed to flying in to do it myself.

    Find a good pm who will screen properties pre offer for you and go through and video or photo a list of what you need for due dilligence. A video is preferable as it shows things that the photos won't. You would want videos of walls ceilings floors wet areas pergolas external walls fences etc that are the areas that end up costing $$$ if you don't factor in before you offer.
