When people are set to purchase a property, what kinds of different checks do people do before purchasing. E.G flood and fire map of area, previous history of sales and rent, building inspection structural integrity report. Im just curious to know if certain people have differing checklists they like to 'complete'
Contract of Sale and look for: 1. Permissible construction (important if you plan to build in the future) 2. Zoning (important if you plan to build in the future or land banking) 3. Encumbrances (caveats, etc) 4. Overlays (Heritage, conservation, etc) Physically check for: 1. Proximity to Train lines, main roads, power lines, etc 2. Building and Pest Inspection Most finance people have access to run reports so you can see sales history for that property and also surrounding areas.
