VIC Proximity to shops and leisure make much different in price rise?

    loooking at Alphington Melbourne and wondering if the new retail and sports leisure nearby would make for much difference over time

    Suburb surrounds likes of Ivanhoe and Northcote..

    Any investment in this neighbourhood at right price on right street is total winner!!..

    Key is to hold onto it for long term. Lot of these areas have seen super high growth over last few years...

    Depends on what stock you are buying... house and land great, a townhouse in a small development good, a townhouse in a large development - average - an apartment most likely bad.

    As for the price of the amenities - yes it would impact the price positive however if it was neighouring then likely not so good unless zoning has also changed but if it was within 1km walk then likely would be positive for the price.

    Thanks Big Will! Yeah about 1km walk exactly. Its an apartment but in a small block in an area without many apartmetns. The banks valuer seemed to think it was a great apartmetn
