Im looking at buying interstate and I was wandering if anyone has any experience with Propertyology, Michael Yardney's Metrople Group or The Right Property Group BA services?

Would love to hear people thoughts and/or experiences with these groups.

Propertology is in Bris and Metropole is in Melb I think, which are you looking to buy in?

I'm considering the Melbourne and Adelaide market. I thought they were borderless BA's though and had offices in most capital cities?

You're better off using a specialist one in each place, e.g. @Jake Milne in Melbourne and @DaveM in Adelaide.

    Good luck :)

@JacM is another option in Melbourne.

    Cheers

I'd actually like to learn why John has selected those companies?
    Marketing?

I actually didn't choose them hence the post. I was interested in hearing other people's experiences of they had used their services. But no doubt they are heavy marketer's and I'm sure that influenced my search for a BA. I'm looking for an inner ring suburb for capital growth hence Metropole and also a higher yielding property with potential for growth hence Propertology and The right property group. But I am just wanting to find a reputable BA who can meet my requirements and locate well located investment grade properties.

If you are looking at the Adelaide market, there is only one buyers agent I would recommend who knows the Adelaide market backwards, has been investing and working in the Adelaide market for decades and is a sought out expert in Adelaide

Peter koulizos - he is the best of the best. I have his number if you message me.

We used to run Adelaide property finders, an Adelaide buyers agency, we now focus on just selling but refer all of our buyers agents leads, at least 2 per month, to Peter. Every single client we referred have been extrodinarily happy with him.

Peter also has very high ethics and is a genuinely nice person.

    Good luck

Does it mean you were buying and selling at the same time before?

For Adelaide I'd go with @DaveM. Knows his stuff and is genuinely a great guy.

No Angelo my husband ran a buyers agency and I ran a specialist property management company.

Angelo then stepped into the pm agency in 2011 to help out when it got too big and started referring his BA leads to Peter Kouluzos so he can focus on growing ALEXA, by 2013 he set up a sales division within ALEXA using his knowledge of the Adelaide market.

He finds it easier to be a sales person than a buyers agent and because he knows what something is worth, uses that to justify higher prices.

Worth spending as much time as it takes to fully understand the services each provides and working out what you are actually trying to achieve (is that to simply buy a property? Or is it more about building wealth using property as an investment vehicle??). Understand fee structures - what you get for your money - and most importantly WHY is that company helping you buy in that location??? Is it simply because that's where they are based??? Or is it because they are giving you advice?? Are they just taking your money and doing as you ask - or again are they actually giving you advice which will help you achieve your goals. NEVER pay anyone that you aren't comfortable with or don't see value in their service. Just a few things to consider. Also you can check out www.rebaa.com.au for a lot more information. Good luck.

Love to know more about why you think Propertyology are so good in QLD @Jake Milne ?? Based in Brisbane yes - but when working with investors that shouldn't matter?? As Buyers Agents shouldn't we be giving advice and assisting clients based on their requirements? Based on what they are trying to achieve? Not based on where we are located ourselves????

    Hi,

Thanks! I have listened to Peter's interview's and read some of his articles and he does seem to know his stuff and especially the Adelaide market. I didn't realise he provided a BA service though. If you could send me his number I would be keen to get in touch with him about my options and requirements.

    Regards

@Bryan Loughnan surely you'd already know that local agents whether selling or buying will get better results than one's from out of area.

Local agents understand the market from on the ground experience and have built stronger relationships with key people in their respective areas.

It's all good advising clients to buy interstate, I do that regularly, so yes I agree.
By no means do I understand the QLD market as thoroughly as I do in Melbourne, even despite my research, whereas some prefer to be jack of all states, so to speak.

It's therefore, in the client's best interests if they're referred to someone who specialises locally in that area and is aware of the nuances to make sure that they're buying the best asset for the best price.

That's just my one little opinion though, to each their own :)

    Hi John,
We have had very positive experience from Right Property Group. They have represented for past few years and we have consistently bought IP's via them. Victor & Steve the directors are quite diligent in what they do. We found them useful especially during initial phase of our investment journey.
Let me know if you need more details.

    Hi John,

I've used both Propertyology and Metropole. Both have very different strategies on the type of property to invest in. Make sure those strategies align with yours.

Metropole operate in the Melbourne, Sydney and Brisbane market, close to the inner ring. Blue chip property.
Propertyology in the QLD market. Smaller towns, low end, sleeper markets.

Have had good experience with both companies. Feel free to PM me if you want to know more.
