    You can see a bit of peak in Mar, Aug & Oct. That's probably because we have 31 days in those months.

    Well yes, but then the peak posts-per-day was less than 500, so you'd only expect that difference between months with 30 vs 31 days ... while the reality is quite a bit more.

    I suspect the peaks more correlate to major events such as lockdowns or other major news or events throughout the year - plus a bit of influence from the extra day in certain months.

    Seems to be in decline just as the interest in RE is by under 30yo over the years.

    What makes you think it is in decline?

    You can see from the average daily posts chart from the past 3 years that - other than for a period at the beginning of 2020 (inital COVID discussions) - the discussion in 2021 has been higher than from any of the previous three years.

    The property boom in the last 12 months or so has seen a significant increase in activity.

    Note that the drop-off in November and December happens every year, followed by a strong increase in activity later in January as people come back from holidays.

    Which once again seem to predict a strong market.

    You can see the effect of strong markets over the past 2 years - a lot more people registering than we've ever had before.

    5,663 registrations for the 2021 calendar year continues the strong interest in real estate.

    I have no doubt that once the markets cool, then new registrations will slow somewhat.

    As rates rise far fewer new investments. Perhaps even some sales.
    Threads will change from equity out and where to buy and rising build costs and rising values and the like to strategies to survive escalating costs (interest) and strategies to hold. I see more asking what happens with negative equity too. I note Scott Pape has already started to share the wisdom about the real losers are those who must sell. Those who can hold wont be impacted. Refinance will be harder as values fall.

    It could bring others in as members but I expect to see some wander away as we see each time markets correct.
