NSW Property with Water Tank Behind and Easements

    Hi guys,
    I am looking at a house to buy which is quite well built. At the back of property there is a huge Water Tank of Sydney Water and easements run from side yards of the house and the front yard. I don't intend to build anything as house is already quite large.

    As I understand, easements do decrease the value. Is there a ballpark figure how much value decreases due to easements?

    Apart from restrictions on building on easements, what are other factors are there to be aware of?

    Check insurance coverage - if the tank bursts.

    Pricing should be a discount to the price of similar but unaffected blocks would achieve. Work out land value of other blocks & the depreciated house value, then discount the land for the effects of the easements (inviolable area) & any issues caused by being located next to infrastructure.

    This one comes and goes at all hours, leaves trucks idling for hours, uses large pumps, runs a few excavators around the site etc - possibly more painful than some other users.
