    Hi guys

    Just chasing thoughts of getting a valuation of PPR before and after renovations and how much is a reasonable price for a valuation? Located in the Newcastle area

    Every bank I've ever been with will do one free per year. And yep, just hit your broker up if you are using one..

    just be mindful if you want a 200 k larger val from that same lender 6 weeks later

    Thanks for the feedback

    Just more interested in the valuers opinion on the price difference a whole house reno will do for the overall value of the property.

    I feel with the bank valuer you cant really ask them a lot of questions on the matter as they are really valuing/working for the bank.

    Hard to judge with comparable sales as its on a main road with not many properties being renovated on the same street

    What's the price drop for the main road? 10%, 20%?
    What's a 3x1 on highway vs 3x1 not on highway.

    Agreed

    If the bank arranges a val - the assumption is that it's for a refinance or purchase. I doubt you'll get much info out of the valuer unless you land a nice/chatty one :) Most of them seem to rock up, look around quickly and leave to prepare their report.

    Might be best to check out some open homes nearby for comparable properties that have been renovated - chat with the agents and get a feel for the different price points for un-renovated/renovated properties in the area.

    Will definitely be doing this thanks very much

    Also wondering thoughts of using multiple real estate agents to get a good indication of valuation and it being obviously a free appraisal, then averaging the valuations.Another benefit of this is maybe picking the agents brain regarding house plan layout and buyers are looking for?
