Property near power station

    Ive had this question for a while now. Does the value of a property actually get affected by power lines / power station nearby ? Are people less likely to buy this type of property ?

    VS a non affected property? Yes.
    Note, when a valuer comes to assess the value for mortgage purposes the details are disclosed on the report via a risk rating system which may impact your borrowing capacity. There are other factors at play that affect lending but environmental factors such as above do.

    How close? Some lenders have a problem with high tension power lines within 50m.

    Yes, there's a stigma attached.
    As with many lower socio-economic area's
    Or it could be like living in Lucas Heights, everyone knows what's there.......

    Defintely an issue, if at least only perceived, about properties within 50m or so of high tension powerlines. The price is almost always less and agents have to work harder to sell them, but there's always a buyer. The same applies to mobile phone towers.

    I guess for some people, every house will affected when 5G is completely rolled out....

    Actually Newport PS in Melb hasn't really stopped the prices in the area skyrocketing in recent times!

    Substations - now that's a totally different issue!! (South morang, Keon Park, Rowville....)

    Some substations are well disguised these days to avoid the impact

    Castle Hill Sydney is nestled among low rise apartments and t/houses with a transformers inside (but a open roof)

    I drive past this place to get to the Bunnings and never thought it was a substation..

    I grew up in a school that had a massive transmission tower going though it.
    I’m not sure if the science but cancer seems to be quite prevalent with my class mates. From what I have read there is Nothing proven to say that powerlines can increase your chances of cancer. But I guess some people may think it does.

    I guess this type of speculation could hurt future capital growth
