Thanks for the valuable input everyone. I have decided to heed your advice and move forward without the mentor I mentioned above.

I recently found someone that helps me to crunch numbers and look at property investment in ways that I have not thought about. In just one week, I have become more confident in analysing properties and use my bad experience in 2003 as a lesson. I would correspond with my mentor on a daily basis and discuss the ins and outs of several properties I was looking at in a specific region. I haven't bought anything yet but I will be in a better position to make an educated assessment. And it's free and no strings attached.

That's the best kind of mentor - developing a friendship with someone who has done it and is really successful as well as knowledgeable willing to give you 1:1 mentorship. There are people who have financial wealth but not so much from their own doing with little knowledge. Good on you @larrylarry .

Thanks @Leo2413 my mentor retired early because of property investment. He's really patient with me and I count myself fortunate to know him. He gives me things to think about and that really helps me when looking at properties.

Mate your one lucky dude to have made this contact - especially if your finding his mentorship beneficial. Sounds like an older guy who enjoys mentoring too.

Sounds like Rixter haha he's great help! I suggest people use his help.. Only reason I said care to share is because newbies should know who to get help from if they're on the forum :)

    What about this one: http://www.resultsmentoring.com

Are they good enough or dodgy ?
I'm keen to enrol with them but wondering if anyone ever heard about them or not.

@Tekoz what's your experience with PC so far? From your posts I gathered you are looking to buy established apartments after reading some OTP warnings...what have you found so far? Have the responses from fellow PC ers been helpful? What are you looking for in a mentor?

@larrylarry yes, I'm now looking for the existing property not OTP or H&L package anymore due to the risk associated with it.

@sash the man and @ej89 has already explained in details for purchasing new property in Northwest area mainly Riverstone and Marsden Park.

So for me it is time to learn sound strategy while the price ins Sydney cooling off in the next 2-3 years.

I'm coming in late on this post but I've been signed up with the Real Wealth Australia program since January 2015. I only spent $980 to get on the super light, basics program. Got lots of info about how to get started, how to do your research, make sure you get all the right insurances and property managers etc, a few good videos and audios, interviews etc.
It's all great info but nothing you can't get from a book for a hell of a lot less and now from this forum.
I don't know how much more you'd get for the 10K option so can't comment there. It's helped me become more confident that this is what I want to do and I understand it all a bit better.

Yes, @MistyBronson, that doesn't really sound like mentoring to me. To me, mentoring is specific advice tailored to an individual's situation. Good that it was somewhat worthwhile and not a complete waste of money for you though.
