That's usually fixed with a lobotomy (can't do much for the accountants though).

As a LL I prefer to have a single contact point, I don't care who gets the work done but I don't want to speak to 4 different people to get what I needed done.

My actual job is 'Account Manager' - to me I see the PM role is the same as my role. I am responsible for the account (the property) and I will organise others to assist if need be. I don't necessarily expect the PM (my contact) to physically make phone calls for overdue rent, organising trades/quotes etc but I would want them across it - same as my clients don't expect me to physically do all the manual work but I am across it. Same as my clients don't expect me to be the IT expert (actually some do as we are IT based - I have a good general knowledge) but they do expect me to be able to bring or outsource work an IT resource if required.

The only thing I really expect is the PM to do would be inspect the property physically along with leasing duties (not drafting up the leases) as this is the asset they are overseeing on our behalf but I am okay if an assistant generated the report/lease which the PM reviewed and sent to us.

Having a single contact gives accountability and increases the productivity of the more expensive resource (the PM).

I really appreciate this- it's great feedback to structuring our growth.
