    I received an email from this company the other week saying they charge a flat fee FROM 7.7%

    Has anyone used this company before ? good / bad ?

    A race to the bottom?

    My current Perth PM is 8.5% plus gst plus other fees (which current research suggests are reasonable)

    Looking at a new one flat rate 11%

    I guess here is as good a place to ask rather than new post

    11%
    plus court cost etc
    2 week plus gst lease fee fair? should this be same for a 6 or 12 month lease?
    The 1.1 weeks rent for lease renewal is a bit steep ?

    The problem with flat fees is that the manager is paid more if they work less.

    If you pay for inspections and the like as they arise the managers are incentivised to work.

    Not in my experience - it all comes down to the professionalism and management nous of the PM, rather than the fee structure. I am with Defreitas and Ryan in Perth who charge a flat 10% fee which covers everything - inspections, leases, letting, court appearances and so on. Their service has been no better or worse than any other PM I've used over the past 20 years that charge for each element of service that should be inclusive. Indeed, the worst PM I experienced was the most expensive item and also charged services item by item.

    As post above, try Defreitas and Ryan, they are 10% all inclusive - no extra fees for letting, leases, inspections or court representation, or at least use that as a bargaining point with other PMs you are considering.

    Do NOT use De Freitas & Ryan. Especially De Freitas & Ryan Rockingham, absolutely woeful property managers.

    D & R were one of the ones who came out and looked at my perth property. Sounded very green. Id rather have someone who knows what they're talking about

    Looking at website DR look like a collective of individual real estate people rather than a franchise.

    I had bad experiences getting a car serviced at a dealership it doesn't mean all dealer workshops are bad

    I have had a good experience with them for many years now, and so have other property investors in Perth that I personally know. And the fact that they do not gouge landlords with fair rather than outrageous fees creates a positive relationship as well as being positive to the financial returns of my investments.

    Sounds like you had a bad experience, like I have had in the past with some of the well known or "highly regarded" independents so your post is understandable. It is a bit like someone purchasing a reputable brand of car that does not live up to its promise, eg someone buying a Toyota or Suzuki which turns out to be a lemon, and it does happen. From experience, it is the quality and dedication of the person actually looking after your property that is important.

    Yeah fair point. I should have been more specific regarding the Rockingham branch, not DFR in general as I can't speak for their other offices. Years of mismanagement, several different PM's and two poorly kept homes which needed thousands of dollars work after the bonds etc. to get back into their original state.

    There was one time many years ago when I did have some difficulties with a lazy PM from their Cockburn office. A quick call to Rod Ryan (the principal there) fixed that. Again though, these sort of things happen time to time with any business.

    Rob from Paddington Realty. Charges a bit more, but worth it in my opinion.
