Hi. We currently have an investment property in Townsville and I'm becoming less and less happy with the service we are receiving. It seems communication is lacking and things are not getting actioned promptly.
Eg. I get told in May that the hinges on the oven door need replacing and I give the go ahead - next thing I know in July I get an email saying 'oh, here's the quote for the new oven you wanted' (so, not only didn't the hinges get dealt with 2 months ago, now it requires a whole replacement of the oven and this is the first I hear of it).
We've been with this agency for a few years now, but, only with the current property manager about 8 months (due to an internal promotion for the previous one) and it seems to be going downhill every month. I've heard of cases where property managers are overloaded with too many properties to each look after so no one property really gets the attention it deserves and I'm worried this may be case here.
Does anyone have a Property Manager in Townsville that they can recommend who will give the property the attention it deserves, action things promptly and communicate well?

There is value to connect with some agencies via email/phone and see who responds to you within a reasonable time frame; take the time to visit a few agencies (try smaller/boutique specialist PM agencies with smaller portfolios to manage as one option of many); ask questions that will assist you to learn about the agency's service offerings, response timeframes and protocols - the relationship between a PM and owner is a long term business relationship and you want to feel comfortable whom you choose to do business with
