    I pay high 7's but cannot speak highly enough of PRD absolutely 10/10 - old school but masters in the local market.

    PRD Marsden. I got a note last week that we lost our current tenant but not to worry as she had a new one lined up to move in on the same day and also took the opportunity to raise the rent. YES!

    What management fee % are you all paying in Logan region (Woodridge, Logan, slacks, kingston)...

    A little bit either way doesn't bother me, just curious to see where others are at..

    8% in Daisy Hill.
    That being said, I'm looking at finding a new PM. Was good to begin with, but a new PM assigned to me doesn't get back to emails, and doesn't follow up on things I've asked for.

    I can't +1 for Lu but I can't -1 either.
    It's a neutral for me at the moment.
    I have not seen any real value of recent times.
    Scanned my water bill 2 months ago, followed up with 2 separate e-mails and no response.
    Called Lu about it and got a response straight away from my PM that the tenant hasn't paid and my have possibly breached.

    I miss the good old days where Lu was running the show herself and tore it up. Those days I was happy to pay 8.8%. Now, not so much.
    I'm on the brink edge where by if something else slips up, I'll be looking to move my houses away from them.

    You need to talk to a PM like MyPropertyPro who have a guaranteed communication timeframe to prevent this from occurring.

    I have some clients around the area paying 8% +

    The fee % isn't the issue, it's the service provided. I don't think you should have to follow up with your PM. There's a few around the area and would recommend speaking to someone recommended (@Andrew Hancock) and worry about pricing last.

    The number one complaint about PMs in my experience (both personally and hearing from others) is failing to reply to calls and emails followed closely by failing to have accountability for their actions. Unfortunately it's a common thread and one that doesn't seem to be improving in all but a few agencies. Until the underlying procedures and professionalism of an agency is changed, then how can the service levels?
