    What makes an agent the best, in your view?

    Just personal opinion mate...
    - finds good tenants in timely fashion
    - obtains desired rent
    - answers the phone
    - has reliable trades to refer
    - involved in strategy, ie when to increase rent, value of keeping current tenant vs getting new one to obtain desired higher rent
    - is your eyes, of interstate
    - assists in prioritising repairs
    - negotiates trade prices on your behalf
    - provides rental appraisals ASAP when looking for finance for new IP in same area
    - accountable for their staff, follows up and acknowledges/apologises for any issues missed
    - negotiates price when you have multiple properties with them, or have been referred by a friend
    - all round pleasant experience..
    I don't know. What else?

    - proactive not reactive
    - let's her work do the talking, doesn't blow her own trumpet

    Please add one more vote for Lu Bracher from me. :)
    Worth every penny.
    Plus her growing team is a good indication that a lot of people are using her services.

    I tried them based on the many positive recommendations in this forum, however my experience so far this year suggests possibly too many clients and not enough quality staff. Struggled with basic things like replying emails/phone messages and following up on promises/undertakings.

    Have you tried calling Lu directly and discuss this concern?

    Yes I've spoken to her when I actually manage to get through to her. Those have resulted in one step forward, two steps back.

    I signed up with Lu to manage a couple of my properties from reading recommendations in the previous Somersoft forum some time ago. I experienced what many people have described above, top notch, pro-active, hundreds of photos, honest opinion, always call-back if she is busy etc..

    However have recently switched from Lu to another agent recommended on this thread, not because of fees or anything like that but have great concern as calls went un-returned, complaints not resolved, and people assigned to my property (one of the new Senior PM) left after 2 weeks. I raised a complaint with Lu as my management fees went up one month with no notice, and a missed mid-month payment. This got resolved eventually.

    Unfortunately my property in Logan require a strong PM with the right team to manage. I can't afford the time I reckon it will take for Lu to build her team up to cope with the growth.

    From speaking to fellow investor on this forum, and my own observation in the last few months, I'm under the impression Lu is focusing on the big clients, i.e. investor with big portfolio, 10+ properties, some with 30+. (This is just an observation obviously). I don't have that many unfortunately, so decided to go...And I'm glad with that decision as my new PM do return my call, same day in most cases :)

    Given I came late to the party and that I'm small fry/bottom of the ladder, decided to give up waiting for things to improve. My impressions from interacting with her staff ranged from being seriously unimpressed to neutral. None of them inspired any confidence, unlike my new PM (so far!)

    got nothing negative about them but atleast it will give some idea incase things do go south

    lets start with one that actually distributes income
    instead i find out at the end of the financial year statement that they 'paid' me

    Great list and I agree but its rarely gonna happen you get a PM who can do all that.

    Most of them are just PMs, not business savvy investors.
