Another member on PC who had a unfailingly positive view of the state of their own property, wouldn't post pictures here, and was dismissive of complaints by others.

So the tenants are still there and have not paid any rent in three months. Why are they still there if they were breached after the first seven days.

Did you buy the property sight unseen? What was on the building report? Surely if the deck was rotting it would show up.

None of these issues were identified until two months ago, and all these things happen at the same time.

SBS might want to talk to you about a tv show

My read was that all the rent had been used for repairs.

The old owners may have even ran the place down in the last few years of ownership, just spending enough to keep things running and then spruced things up a bit when it was time to sell.
For an owner occupier . you just slowly fix things up .
If your renting it out to someone, there would be an expectation that these items should be repaired.
If you live interstate and the place is tenanted, its going to cost you a lot more , than if you were doing things yourself on the smaller jobs .
Things like pruning , yard cleaning and green waste removal , can in many cases be done quite cheaply by yourself .

So you owned it for just over a year
Your first tenant left after the first year, WHY ?
Your new tenant is finding there are long term maintenance issues
Now you wish to ask advice on selling  (in another thread you started)
You went thru the purchase proceedings a little over a year ago, so you should be familiar with the sale & purchase process in Brisbane/Qld o_O
