Does anyone have any recommendations for a good property manager familiar with granny flats in Logan City Council? I am going to start building and the current tenants are moving out. Current property manager says I can’t rent out the front property while building even if I add special terms in the lease contract because I am interfering with the essential term of ‘quiet enjoyment’ while building is occurring. I don’t agree with that and need to find new managers who understand how to manage this, preferably local to the area.

What special terms would you add?

Special terms saying that we will be allowed to build and that the land will be shared after building along with the tenants acknowledging access and noise during the build itself.

Has anyone built while still maintaining tenants in the front?

I second @Tom Rivera as a great agent in Logan - very understanding, responsive and efficient.

    Yes.

Did exactly that, special terms along the lines of what you described, modest rent reduction, plus ensured full separation during building using temporary fencing. Property manager at the time was Ray White Logan Central. I wouldn't say I would endorse them but nor did I have any issues with them either. They certainly didnt stand in the way of getting it done

I’ve been noticing this a bit lately, seemingly related to property managers attending training, reading a briefing and quoting the info as a reason why you can’t do something.

This is fine, it’s great to be made aware of what might happen... what I’ve found to be missing is the next step - given that knowledge, how might we achieve what we were trying to do?

Why we can’t doesnt interest me, how we can does.

Thanks for the shout out's everyone! @SLynn got in touch later in the afternoon and we've talked through the situation- she's absolutely spot on that there's no quiet enjoyment issues, strange thing for the previous agent to pick on....
