absolutely the worst one, avoid at all costs,

started threatening me after I questioned his ethics and behavior

Tried to raise my Mgmt fees from 8% ish to 15% because he actually had to do some work to manage a tenant

Talk to other agents and other unhappy customers

Even after we had gone our separate ways a few months later, called me to cause problems as he didnt like what a former tenant had said I had said about him at tribunal

Hi Michael, it’s been a long time! I don’t remember any threatening behaviour, just me firmly informing you of your responsibilities as a landlord when you continually failed to have maintenance attended to. You then also refused to accept my decision to terminate our agreement as I decided we weren’t the right fit for you, until I informed you that our management fee would be increased. At the end of the day, buying IP’s in the middle of high density housing commission areas on a sight unseen basis will likely lead to heart ache (and repeated break ins and burn outs as has happened to your Wagga properties). All the best, Dave

Mr arvin. Be very careful who you give your investments too. Rememebr if all turns to hell it's you who is going to pick up the pieces Not the agent. Not your insurance.

When Kooringal was mentioned, I thought your property might have been on the good side of the suburb, but it appears not.

I own a shop just up the street, bought for good cashflow. It has done the opposite, and has been a millstone, with some thousands of dollars owing in back rent. It's now rented to a charity, probably the only sort of business which could make a go of an area such as that. It's certainly not a good area.

Thanks Dave. They have been tracked down, though it took a little while. I knew about their resi eviction, processes are in motion to collect my arrears, and it will take a while longer. Probably a few $$ too.
