Property Manager Misinformed Owner About Bad Tenancy History of New Tenant

    Get in there and make sure the new agent is doing their job.
    Get the tenants cleaned up or kicked out.
    Make sure your LL insurance will cover any damages.
    Repair, replace tenants, move on...

    Good PM's can go bad, bad PM's can come good (not often), Same with tenants.
    Things change.
    Sure, get a few $$ off letting fees and such but the cost of damage and other issues caused by poor tenants can run much, much higher.
    You need to step in and do damage control...
    In the end the agency has all care and little actual responsibility.

    In Perth during the late 80's I used to have my properties with a lady who was voted PM of the Year.
    I moved management as she moved her jobs - worked well for that time.
    Now I use an instruction sheet - the PM's still forget to read it - and I just have to remind them every year or so.
    Does not "fix" any problems...just tries to avoid them in the first place...

    You’re all so quick to blame the PM for placing a rotten tenant into the property.

    You do all realise that if your PM is contacting the tenants former PM for a reference and that former PM lies then that is not the fault of your PM?

    A tenancy ledger says only so much!!
