    Hi all

    Looking for recommendations for a property manager in Liverpool - Glenfield area. Post your best (and worst) recommendations! (prefer actual PM name rather than agency as PMs differ just as much as the agency and happy for large agencies down to sole operators).

    As a general question to PMs who service IPs outside their immediate area, how do you manage the travel to respond to the inspections and tenant needs across the areas.

    Anything up to half an hour’s drive is the normal these days in a Sydney. The important thing is to have hands and people to jump on to things. You could be next door but never have time because you are not on top of things or your are overwhelmed managing 300 properties alone so you never get there. I know a local big agency that has one person doing 20 opens on a Saturday. His record is 24! He schedules them 15 minutes and 15 minutes apart so you can imagine the stresses in Sydney traffic and if someone runs late. We only have 3 vacancies this Saturday and 4 people on rotation doing opens so we allow half hour and we schedule them at the right time (not too early or too late).

    Large distance travel (greater than 30 minutes) I agree it is not a good idea but you shouldn’t worry about 20 minutes drive IF it is a good agency and there is a good ratio of PM and number of properties they manage (as well as the rest of the set up at the agency).

    Thanks @ChrisDim, it is good to get a PMs perspective and certainly agree about agencies that overwhelm the PMs with number of properties/PM.

    Ongoing management also gets more difficult if the tenants are problematic - damaging, poor paying, repeated requests, requiring the PMs time and effort to manage; good tenants can and do turn bad.
