Property manager help, Southport, Gold Coast

Hi, first post so be kind please.
Have had two bad experiences with property managers in Southport.
Had investment properties over many years without any real problems.
Does someone out there know a good one?
Almost at sell stage for peace of mind.

I have had five property managers in the company in 18 months.
No continuity at all.
So no one even seems to know my property.
When I asked could their pest inspector quote for an anual inspection they sent him instead.
That money was refunded as I keep everything in writing now.
I get no response to emails to the property manager.
My tenant is great and I ask if she needs anything eg. Air conditioning in other rooms, and get no answer.
She has now paid ahead to October, I have asked the manager three times why, with no response. It seems like, youve got the money, whats the problem.
But thats not how you keep good tenants.
Advice?
