Property Manager "Different"

    Has anyone heard of property manager "Different" and used them or know of someone who has used them. Interested in how was the experience.

    The name sounds confusing, I wouldnt use based on that alone.

    Yes - based out of Sydney CBD but cover all Sydney !!
    Flat fee of $100/month incl GST. No other expenses. Leasing fee of $1000 incl GST.

    So use them and let us know. Seems like their cheap but the problem with flat fee and that rental guarantee is that they have incentive to keep the rent low so it rents out easier.

    Fee is not that much of a incentive to keep rent low as they generally agencies make only 5-6% of gross. Rental guarantee as far as I understand is only to cover the period till your insurance pays out so suppose more a working capital for them but also gives them revenue opportunity through premium

    Interested to hear from someone who has used them

    You havent used them yet you know so much about their business model. $100 a month at 6% management fee would be $400 a week. The flat fee is not an incentive to keep rent at market either, especially if it leads to vacancies that they have to pay for.

    Dont like PMs who cover all areas.

    Can only see that they make less money than normal PMs. How is that better?

    I love their branding, looks great.

    Concerning how cheap they are though- that tends to lead directly to high properties to staff ratios, which leads to poor service.

    I get the impression they use outsourced resources and have invested in product development (which I think it smart)

    I'm meeting with them on Wednesday to see what they have to say. Yet to be convinced, but I should get a free coffee out of it at least :)

    I only use the property managers named Indifferent.

    They live up to their name lol.

    Not used them. My approach is to make sure I've got local specialists who are successful investors in their own right managing my properties (and also supporting the forum).

    I love how they say "transparent pricing" on their page then use a really small font to add a 500$ fee right next to it.

    Definitely 'Different":D

    I just jumped on their website. There is no mention of a re-lease fee? Where did you guys find out this? All I could find was that they guarantee arrears, guarantee zero vacancies etc. I doubt very much that they would charge a 1000 bucks to keep a tenant.
