Property Management - Special Conditions

    Hi all,

    When filling out a contract to lease your IP (Filling out the Form 6 for an IP in QLD), do you ever list any special conditions, limitations or restrictions on the performance of the management services?
    Termination of the appointment can already occur with 30 days notice.

    Also, do you place any specific conditions on the Tenancy agreement other than the normal (No Smoking, Hooks on walls, pets etc.).
    Not sure how effective these are. When tenants breach the conditions on IP's I currently have, they tend to just be told 'don't do that again'. For example one of the conditions was that they don't park their car on the front lawn. Every inspection that's been done has seen evidence of them parking there, and every time the PM reminds them not to....

    Well what else would you want your PM to do? Start the process to evict them for it? Because that's about all that can be done for breaches by the tenant.
