Property Management Software?

    Just doing some research.

    For all PMs and owners who self manage...

    Just wondering what do you use special software to manage your properties? or excel spreadsheets?

    If so, which program do you currently use? which ones have you used in the past?

    (If you are willing to share) How many properties are you managing using the software?

    I'm using Property Me. It runs in a web browser on any device. I like it a lot so far.

    Wouldn't recommend it to a self managing owner though.

    Free trial software will give you an idea of how it works. Have a look at rentmaster.co.nz

    Go for the smallest package - this should be sufficient. It can handle multiple tenants in one building (set it up as an apartment building with separate tenancies). Sure it may be limited to 15 properties but by that stage you might get a PA to administer your IPs before they become a PITA and it's only $135 to purchase outright.

    Creates invoices for rent/statements, raise work orders, track expenses etc

    I've used it but would recommend PropertyMe as the alternative as it is much easier to use, better price and functionality.
