Property Management Perth South-East

    I am in the process of choosing a property manager for a house in Kenwick, WA.
    I've met with two local property management companies so far, both seem competent but it's my first time renting out a house so hard to tell. One is offering a 12% all-inclusive fee, the other 9% + other fees & charges (and 2 weeks' letting fee for both). Both work out within a couple of hundred bucks of reach other on an annualised basis at the rent I'm likely to get.

    Does anybody have any recommendations for property managers that operate in the South-East metro area (Cannington, Gosnells, etc)? And what sort of fees are the going rate?
    I haven't been able to find much relevant info searching back through previous threads, any advice would be much appreciated.

    I met with investor's edge the other week, their processes seemed good but haven't got a 2nd quote yet to compare.

    Thanks Chrish, yes Investors Edge was one of the companies I met with. They seem quite switched on, lots of positive google reviews too.

    For the benefit of others who may be looking in the future - we ended up going with Investors Edge for managing the property. Their fees are slightly above average but so far the experience has been excellent. They use a leasing agent to let the property, then hand over to a PM once a tenant is signed up.

    All staff I have dealt with are professional, motivated and very prompt in communicating. We secured a tenant within one week of advertising the property (received two applications) and got $20 per week more rent than I had expected, all this from one property viewing. The property was only vacant for 6 days. In the current dismal Perth rental market this is impressive.

    The new tenants have only been in for a week so will have to see how well they perform as PM over the next few months but so far I would highly recommend.

    Glad to hear it's going well for you. Our IE expereince wasn't great.

    IE suggested a rental price of $480 for us, 2 years ago when the market was plummeting, we ended up getting $395 with someone else who was more realistic and fees were cheaper and to this day have performed very well. We were never going to get anywhere near $480.

    Interesting, sounds like they were slow on the uptake. Maybe they've put more effort into this side of things. Our leasing agent (Dallas) was quite switched on; happy to run evening viewing, put effort into the photos & online marketing and was generally motivated and responsive of the tough Perth market.

    AFAIK Many PMs charges 1-week Let Fee. With the tough rental market now, I have always wanted to know whether this will be increased. So here's one and there might be more....

    Many PMs where? I've never met one that charges 1 week let fee.

    I'm in Brisbane and most people I know charges 1-week ....

    Its pretty rare in WA. I can't remember the last time I saw one week's letting fee around here.

    Because property managers do stacks of work and should be remunerated accordingly

    Please recommend a good property manager around Redcliffe / Belmont area.
    Has any one used or heard of Box Property Management, they do 11% IncGST flat and very good reviews
