SA Property Maintenance

    Hi All,

    I have a property we purchased approx 12 months ago, and have tennants in there who have just renewed their lease for another 12 weeks.

    They have raised a number of maintenance items they feel that should be resolved, however we are planning to knock the property down in 2023 once their next lease expires.

    I'm trying to understand what obligations if any there are to resolve the maintenance items they have raised with quoted prices from our property management.

    • Bathroom taps slight leak - plumber has advised to replace the taps $325
    • Toilet difficult to flush but functions OK - replace toilet $550
    • Water filter in kitchen needs to be replaced - new system as filters cannot be sourced $450
    Appreciate any insight that can be given.

    If they are tenants then maintenance of essential property features is a legal requirement. A lease is a legal agreement. You cant run it into the ground using the future demo as a excuse. A plumber (not a handyman) may be able to fix all of these issues. Sounds like it was quoted to make life easier than to fix things.
    • Washers to taps
    • New cistern valve etc
    • New filter

    The PM thinks replace rather than repair, each of those items should be an easy fix as others have said. Just because the Big Green Box doesn't sell spares doesn't mean buy a new one.

    Agreed- those quotes are a bit rich, try and find the water filter yourself too- it's amazing how many things are available when you really look for them.

    (1) For leaking bathroom taps: change the tap valves which can be done by yourself or a reliable handyman;
    (2) For toilet: if it's functioning, leave it (As the water volume in some cisterns can be adjusted in order to save water, you should check the volume of the water in the tank to ensure it has sufficient water to flush the toilet, and increase the volume if needed).
    (3) For water filter in kitchen: Can you get rid of the filter or it's something must have in the kitchen?
