Property investment courses? Snake oil?

    Problem is, you probably already know a lot from the 2 forums - so when you go to a seminar, it could be a real let down, because while everyone else in the audience will be going "ooh! aah!" you'll be bored batless.....

    have you been to seminars that are held in Sydney, specific to developing, view posts by @Be Developer, should be feedback available on this, I believe it's free and there are other topics discussed and they include special guests with expertise in various areas.

    I think courses have their place, if you are starting out and want to "fast track" your knowledge doing a course or attending the seminars can be really beneficial. Also it helps build you network and contacts quickly.

    For me, this is much preferred as I need the motivation. I just cant get motivated enough sitting at home reading a book, yes I still do that but also like to get out and listen to how other people do things.

    Seminars etc are not for everyone, but others love them. I guess a lot has to do with your personality, drive and things like that.

    Oh and whoever said buying RE is the best way to get an education... well I disagree, you need a certain amount of education before buying your first IP, case in point - talking to someone at work today. They just remortgaged with ANZ on their PPOR, got approval to buy an IP with ANZ. I explained not a good idea using same bank, explained risk etc and why not to do it. They had no idea. "surely if we have 2 loans with the same bank they stay separate" oh no.

    Any education at all would have taught them not to do that,,..

    and i strongly agree with each and every one.

    I have gained a ridiculous amount of knowledge from simply sitting back on the sidelines and reading contributions from all member of SS and PC, and it is great, and i thank everyone for that.

    as jacque was pointing out, there is always something to learn, so these forums and some light reading, and serious DD and research is the key to grabbing a good buy, and im trying to implement these things.

    And andrew, I am teeing up a meet with a very active member of this forum who has kindly accepted my offer to buy him a coffee!

    Alex- I am still deep in the research phase, I am currently hotly looking in SE brisbane, and planning a wed-sat trip to hit the ground, but not 100% on loading everything in brisbane. I am a builder by trade, so a small development is also something i would like to explore. But before i dig my self too deep in that thought, i am seeking professional advise on the development option (accountant, Previous developers etc).

    Try picking out some listings on re.com.au and getting the figures from the agent and plug them into a spread sheet, do a drive by and scope out the area (if you're local). Look at different options and try and apply different strategies.

    I have completed Steve mcknights property apprenticeship and found it fantastic platform to gain knowledge and open my eyes to property investing it shots all over books you will read

    I have also joined results mentoring program am I felt one on one support was the bridge I was missing to get me to finiancial freedom and the accountability to having a mentor to bounce your ideas and goals and numbers of is the missing link to keep me motivated

    Or it helps you NOT buy a particular property and it helps you by being able to identify that.

    Education can be the biggest waste of time - or the best thing in the world for a person. It's really what you make of it.

    If it helps you feel comfortable to make investment decisions and 'take the plunge', fantastic. What you don't want to do is be sucked into course after expensive course, spending 10's of thousands and still not invest in anything.

    Fundamentally there is no secret method, no magic bullet. The only success will be found from persistence and drive.

    I think a combination of good books and building a expert team around you whom you are willing to pay properly is a great way to get results.

    Over the years I have bought my own properties and used Buyer's Agents and I have to say, the money spent on a good Buyer's Agent is well worth every dollar! I actually wrote an article on it for our website here. These days, even though I could spend the time and effort researching a market to the levels I believe I need to, employing a Buyer's Agent who knows whatever particular market I'm buying in inside and out is far more cost and time effective. In addition, it makes it a "team purchase" and as we all know, sounding boards for advice and information is critical when making big decisions.

    I've attended seminars and done workshops but have found reading and learning through doing to be the most effective. The QPIA course I completed with PIPA was also very comprehensive but probably a bit much for someone not planning to work in the industry.

    @Jacque have you found Peter Spann 's course end to end good value. I am exploring his online course as it's not too costly and covers most of the things which i need to focus on.

    Any ideas if his course covers location due diligence ?

    @the world is your oyster have you bought any IP after all this education ? also can you highlight/share your experience on Results Mentoring ..

    It's great to go to many different seminars and hear the various very polarised viewpoints on property investing from different people.

    Once you realise that there are lots of different ways to view the same thing then you can make up your mind of what is going to work best for you.

    One piece of advice I can give you is always be the one that is in control and never leave your financial future to another person because what has worked for them may not necessarily work for you

    I would also recommend the property couch podcasts run by @Ben Kingsley and partner. These 2 men are knowledgeable, well presented and consistent in their ideas.

    Given I did his course almost 20 years ago it would be remiss of me to comment on any current content as I'm not familiar with it. All I can say is that, at the time, I gained much valuable information that got me motivated and buying/renovating property again.

    I have been involved with these with Chriag (Be Dev) and with Shahin Afarin and we have had others like Andrew the TP from Design Partnership in Newcastle in. The key feature is none of us sell property and that is what makes it different from the spruikers seminar series others talk of. We bring a bit of knowledge, talk it over, questions etc. NOTHING being sold. Zero catches.
    Drinks, bite to eat and go home. No spam, no sell.

    Way too many educators have a income stream in mind from education or selling or even both. Some very legit and many others not at all. Word of mouth can be good but some of that is friends of friends talking them up. Some just abhorent and their names are on ACA at times. Some excellent and knowledgeable with no obligations and others a hard sell.

    If you are Mr or Mrs Do it Now then spend real money and do quite a few courses, I did and it was worth every cent. Being time poor reading lots of books to get all my knowledge was out of the question as I wanted to invest and develop NOW not 12 or 24 months time.
    $20k on quality content courses that provide you with a mountain of investment, development, tax implications and some law knowledge will be recouped in your first development as you will know what Not to do.

    Everything is a doubled edged sword with pros and cons.

    Some Courses are expensive and some are full of snake oil, but the positive is you might learn something and have support and get motivated to invest. If you do choose the course route, look for a grounded mentor, no razzle dazzle in their marketing and someone who has achieved success on a level that you aspire to achieve. A great mentor will also share their biggest mistakes with you. Keep that in mind rather than trying to find someone who is perfect - because no one is - and those who pretend to have it all together are lying.

    Experience is the best teacher. It can be expensive and time consuming, but it also teaches us far greater lessons than any course, mentor or book can :)

    I echo what most here have said.

    Free events (or near to free i.e. $20 tickets etc.) like the Property Investor shows in major cap cities are a great tasting platter of the who's-who of property experts. Many of the names mentioned here, will speak at these events. Sure, they are a great lead generation tool for their personal businesses, but when given just a 20 or 30 minute speaking slot, these experts do well to condense their ideas efficiently.

    Books, books, books, and of course PChat and some of the property investment news sites like Property Observer are great too. Some people bag out the magazines but I still think there is a place for them, and afte 8 years of investing I'll still learn a thing od two from the mags.

    Meetups are great too. Some great ones organised from this site, join one near your area, very helpful.
