Property Investment Acronyms.

    Hello PropertyChat Users.

    As a new user to property chat and property investments, I've been going through the forums and noticing alot of Acronyms that I dont understand!

    Can someone Enlighten me with a word documents or just type your knowledge on the post.
    Could possibly help others in the same position as me !

    Is there any particular ones you don't know that you'd like to ask about?

    Otherwise heres a few of the more common ones
    PPOR or PPR = Principal Place of Residence ie your own home
    IP = Investment Property
    LOC = Line of Credit, a type of loan
    IO = Interest Only, ie a loan that stays the same balance and you pay interest but don't pay the loan back
    P& I = Principal and Interest, a loan where you pay interest and the balance down (ie a 'normal' loan)
    TS or EBM = landlord insurance providers
    LL = Landlord
    DT or UT = Discretionary or Unit Trusts
    LIC = Listed Investment Company
    LPT = Listed Property Trust

    There's quite a lot of others, sometimes its hard to think about when its your everyday language, but hopefully that gets you started at least :)

    Which isnt what banks call it, funnily enough... yet it has stuck on these forums... O/Occ is how lenders refer to it. ie Owner Occupied

    Here are a few more..

    LVR - Loan to Value Ratio. Called LTV in many other countries - Loan to Value
    LMI - Lenders Mortgage Insurance
    O/Occ- Owner Occupied
    DSR - Debt Servicing Ratio
    HEM - Household Expenditure Measures
    NRAS - National Rental Affordability Scheme
    NG - Negative Gearing
    CGT - Capital Gains Tax
    CF+ or CF- Cash Flow Positive or Negative
