    forget abt inflation, selling agents fees, tax,etc

    Get this all the time at work, from those who's only investment is their new car on salary sacrifice from the guy in a suit at one of those painful staff meetings :eek:.

    Can i ask what's wrong with that? I'm sure when your looking at a deal the numbers are quite important. .aren't they. .? At least for me it's mostly about the numbers working.

    What the agents think are good numbers are not necessarily what will work at all - but they carry on like they know.

    It's a loosely used term. It's thrown around a lot and often ignoring many other important aspects such as location...

    Like buying a $100k hole in Trashmont and renting for $200 and no capital growth.

    Sure numbers have to work, however if there is no CG to happen then it's useless

    Though the irony is, the numbers must work :p Just that it means different things to different people. To person X a 5% return is numbers working and to person Y, 10% is where the numbers work.

    Oh I agree BV. I never believe anything agents tell me. I wasn't referring to the agents shooting off numbers, but rather our own number analysis.

    I agree with you @MsAli. Yes its really quite an individual thing about 'the numbers working' as you've mentioned. Also another great point you said is about CG. I agree there is little point of 'the numbers' working' if there is no outlook for decent CG in a decent timeframe. I do think thought when using the strategy of property development, in that instance, really 'the numbers' are pretty much everything.

    @Azazel sorry my dear friend...i agree with Gockie on this one :)... Planning is so important imo. Otherwise its like a headless chook wanting to win the 1500m marathon. :D and i'm sure you've done heaps of planning to be successful and get to where you are today mate.

    Short term, people can get lucky without planning sure.

    Long term, to build a massive, successful portfolio without planning, i doubt its going to be possible for the masses.
