    About 10 or 20 ads. Having said that, no idea where you apartment is specifically, so you'd maybe compare within a 5km radius.

    FYI - 2 months is not bad at the moment. I had a 3BR unit in Epping empty for 3 months end of last year.

    Interesting post. I have relative in Melbourne who just dramatically lowered his costs by switching out of townhouse into a house!!

    I would say rentals in Melbourne might be finding it tougher just ATM on any account.

    So i was just pointing out that Melbourne rentals might be having a challenging time. So in that case a buyers market, so all the helpful suggestions you have received and maybe lowering expectations might be required.

    I dunno why Vic is experiencing this, just happy for my relative!

    The plausible story from our agents is that people are buying due to low interest and FOMO - they can basically buy a place of their own for about the same outgoing as rent.

    And then there are those "upgrading" the places they rent like relos - so people in 1BR aprtments find they can rent a 2BR, those in a townhouse/unit suddenly find they can rent a house etc.

    So unfortunately, a 1BR ends up being the bottom of the pack that becomes empty ro super cheap.

    makes sense totally but my 1bedder is much cheaper than 2 bedders here so not too sure
    i have 4 groups inspecting today fingers crossed
    i think my agent isnt too bad at getting people in after all

    how much do you think for a 1 bed 1 bath no car 58sqm apartment in essendon for sale price Y man?

    how much can u push it as in asking price in yr opinion?

    I'm an out of towner, so it's not like I know melbourne super well. But a 1 bedder in Essendon without parking already sounds like a dud rental offering - and it's on the market for sale as well!?!?

    Surely that's the answer right there.

    We have a small (48sqm) 1BR in Prahran rented for $300pw. It was leased last year, with almost no vacancy thanks god.

    i love ascot vale, probably more than essendon now its too crowded! ascot vale more homely and probably more expensive tho im not sure
    i used to love moonee valley but im over it now the type of ppl moving around here are a bit doddgy nowadays :/

    @SaraMoosh ive replied to your pm.

    As much as the no car park sounds really bad, there are some massive mitigating circumstances which means that not having a car space might not be as bad as it sounds

    yeah 100% mate
    the only ppl who this would be a problem for is those who have a car
    if u dont have a car ur 100% fine here
    had a couple of ppl WITH cars who inspected that commented lack of carpark isnt actually a deal breaker for them & that theyd apply
    but didnt dont know why tho :/ maybe found other units bc they said theyd be inspecting more houses
