    A mentor once told me, 'Don't try to time the market, spend time in the market'

    He said no one can figure out exactly where the market is, we all have hunches but at the end of the day, it's just that - hunches.

    When it comes to the future, it's all speculation.

    Buy somewhere, where you can get positive/neutrally geared properties and hold for a cycle or more. Trying to predict the next hotspot and hoping for double digit growth in the first few years, one might be stuck in analysis paralysis for a while.

    Personal view point on Newcastle and Central Coast is it's moved too much. Harder to find the numbers to work there but if you can find a deal where it pays for itself, why not.

    18% growth reported over the last 12 months for houses in my lovely suburb Mount Warrigal, NSW. Imagine that'll be it for a few yrs now...

    The coast is where it is, not inland regional s which would be west.

    17% growth over last 12 months where one of mine are in Lemon Tree passage in Port Stephens, I never take data on this area as gospel as its such a small market but there is also a very sudden decrease in time on market, most property's being sold before they are listed or in their first week.
