Property buying - Technical Factors

    Hi All, I have been thinking of the factors, a property investor should consider while buying property. Apart from the factors such as growth area, transport, shopping complexes, infrastructure, numbers etc, there are a lot of factors one need to consider while buying a property. I am listing down some of the factors which I have learned as of now. I would appreciate if members from the Forum can increase the factors or could add the appropriate online links which one can check to get the relevant information for that factor. It would help new investors to increase their knowledge and pick up on better deals by comparing according to these factors :

    1. Overland flow Path

    2. Flood Hazard

    3. Zoning

    4. Property frontage area

    5. Rectangular block

    6. Flat block / Not on stumps?

    7. Brick or Wooden

    8. No Asbestos???

    Type and location of Easements

    Quality of neighbours

    Distance to public transport

    Distance to main roads ( not isolated in a rabbit warren )

    Distance to shops / schools / etc

    Degree of slope

    Whether slope is up from or down from road ( important for development )

    Any problem oversized trees ( can affect insurance )

    Connected to town services ( sewage and water )

    Is building structurally ok and to code

    no termites / pests

    market conditions...rising market, falling etc

    Potential rezoning/earmarked for rezoning

    character/period homes - unique/desirable

    gentrification, developers moving in and increasing value

    Value of surrounding suburbs/areas significantly higher median

    School precincts/catchment area to desirable schools

    There are so many that to have everything would be next to impossible.

    Could I live in the house? - If not you will likely be attracting a tenant worse than you.

    Does the kitchen look over the backyard? - Mum can be in the kitchen making dinner/meals and watch the kids play outside (yes call me sexist)

    Is the backyard fully enclosed? - Good for kids and pets

    Thanks All....there is a lot of information including some technical factors as well such as degree of slope and Is building structurally ok and to code. (Now, where we can get this information from for a particular property.....)

    Actually looking for this kind of information...which directly impacts the quality and purchase of property.....external factors definitely are important such as location and stuff...but the internal factors is what I wrote this post for....Also any links to find the relevant information for any property in question, would be really appreciated........ :)

    • Diurnal temperature range for each season
    • Duration of the lunar eclipse
    • Average spring snow thaw runoff
    • Soil classification
    • Distance to essential services (police, fire, ambos, bottlo, hospital, methodone clinic)
    • Local amenities - racetack, boat ramp, waterski route, caravan park

    On your list, only 1,2 & 3 are important.

    There is no perfect home, let alone IP :)

    The answers will be different in different areas, markets and your requirements, so my list will be different to yours & to someone else.

    Hey dabbler thanks for replying....I undertand what you mentioned but still there must be some strict No-Nos and some nice to haves :)
    Also, a consolidated place with online links to find required information would be good....

    Don't try too hard to get the perfect property at the perfect price....you will never get anything ....there warts with them all ...

    do not buy mining town stock at or near peak....

    careful with buying OTP, again at or near peak

    Don't buy at the top of the mountain or near the peak in a ski resort - the walk home after lifts shut is all uphill.

    Demographics of the area, what kind of property is in the most demand.
    What is the average median house price and rent return expected, does the area and house you are looking at help you reach your goals more quickly.
