:) @ej89 nah mate, I won't be selling you OTP unit.

Like always I will ask about the location potential in this forum.

It was useful listening to a couple of sessions.

I heard a panel of buyers agents giving their thoughts on Sydney, Melbourne and Brisbane markets.

Then Margaret Lomas on 'where is the next Sydney'. i.e. Brisbane and Melbourne ( the later to a smaller extent ).

Reasoning was that house prices in Brisbane are up to $100k to $200k below 'affordable' mortgage levels. i.e room for growth. Look for areas ideally below 1.5% vacancy rates. Avoid properties above $600k-$700k as they are heading into the unaffordable range for most Brisbane owner-occupiers based on salaries. Also Generally favouring suburbs on the North side for capital growth.

@ej89 was there and may be able to further elaborate on some of the finer points.

( If you regularly participate in PC, then you are at least 6-12months ahead on consensus of where Brisbane is heading. It made the sessions hohum. So many people avidly taking notes or videoing/recording the sessions though! )

Heard some good info and lots of free books. Went mainly for the gf but was worthwhile all the same.

Lomas was informative and presented well. Good comments above which covered it all.

Peter Ishaks had some great comments on making OTP contracts watertight.

Chris Gray was good and like his alternative/contrarian view. Picked up a few copies of his book (Effortless Empire) for Xmas presents, good basic intro to property investing. Had a chat with him after and was very helpful.

"Master class" with Ian Hosking Richards was quite meh considering he knows his stuff, has done very done well and enjoyed his book. Definitely needs to work on his presentation skills.

Tyrone Hyde was interesting considering the subject. Good notes taken and learned some new info. Free book was the icing on the cake.

Effie Zahos was good but nothing too exciting if you're on PC. Huge audience which surprised me.

John Fitzgerald... Not sure about him. Read some stuff online beforehand. Apparently location is third on his list for good properties(?).

Pretty much saw the same people as @AlexH.

Saw Ian Hosking Richards on Sunday. Very nonchalant, surprised by some slides in his presentation. Likes some of the stuff they said, appreciated the cashflow spreadsheet they sent out.

Nice to meet you @BuyersAgent (I'll go get the Tim Ferris book  ) and @Jacque ( we still hold our westmead IP bought Dec 2011 )
Bumped into @wombat777 as well. :)

Not as much stalls as before, didn't see a single Buy in the US stall. Lots of banks, I think maybe 2 or 3 Brissy stalls.

The burger stall was surprisingly good. :D

Yes good to meet up and chat with some more forumites.

I listened to the Margaret Lomas presentation. Her views on areas to buy were:
    - Port Macquarie
    - SE suburbs of Melbourne
    - Areas between Gold Coast and Brisbane
    - Adelaide peninsula due to the Submarine contracts ( nb - actually much more than just submarines in terms of new spending to occur on defence )

Edit - this summary of the Australian economy was good. Comment that services sectors in both Chinese and Australian economies will drive growth ( sentiments I've heard elsewhere )
