Project home builder recommendations ? Sydney

    Hello Guys
    Can you recommend project home builders for Sydney's Sutherland shire.

    I'm looking at the usual suspects ( Metricon, Eden, Masterton, Clarendon......)
    Level Block Looking to put in a 5/3/2

    We will be in this home with wife and kids for a bout 4/5

    What are your experiences with certain builders
    1. build times ( staying on schedule)
    2. budget ( staying on)
    3. Quality
    4. Price
    I don't usually build. In the past we buy renovate and move in or lease or sell. So this is our first outside last years Granny flat build at and IP.

    Project home builders are fantastic when it comes to time - I have a lot of client projects (namely Metricon and Clarendon) currently where the speed of construction is excellent.

    The trick is to go with a builder that won't require alternations to the floor plan as this is where it can get expensive.

    The other important thing to note particularly with project home builders is the lack of inclusions. Things can you may think is standard may not be included and this is where you get stung. So the trick is to make yourself a list of inclusions and then compare this with their tenders. Im talking about sarking, air con (is it split or ducted), bathroom tiling (preference is to ascertain an allowance and use your own tiling shop rather than their tiling shop), etc. So many to list but this is very important.

    Its very detailed.

    So Your clients have had good Experinces with Metricon and Clarendon.

    We are currently building with Metricon. Will let you know once handover is done. If PPOR, you will go over budget, no doubt

    Metricon and Clarendon are fine but you need to realise that the project home builders use heaps of different contractors so its a lottery as to each of the finishes (kitchen, tilting, painting, etc). Overall its ok but again you need to ensure that the building contract is water tight from the get go otherwise you will get hammered with variations.

    A lot of Clarendon staff was poached to work for Metricon when they started in Sydney so the processes and business operation between the two companies were very similar. As Shahin mentioned, quality of trades, supervisor experience and build times can be a hit and miss though. Avoid any floor plan changes or anything outside of their standard inclusions if you want to get more value from project home companies.
