Professional Photos for Lease

    Is it worth taking professional photos for your rental properties? I have a vacant property at the moment and agent reckons professional photos would be more attractive. His current photos are too good.

    Is this normal in agencies and do you guys pay for it or is it part of the package?

    My last agent just used their phone to take photos. It still turned out pretty good.

    IMO it comes down to how good the photographer is, wide lense, correct lighting etc.
    Cost $100 for mine recently, through agent, much better than any others' taken, looked great online, may have help to get a tenant quicker in a sluggish market, so worth it.

    Absolutely worth the small investment ($150-200 max for a set of basic photos including exterior at dusk). It makes your property stand out from all the others with DIY iPhone photos.

    My current photographers charge 110-135 and I cover this in the letting fee, its too important to go without.

    I have cygnett wide Angle clipon lens for mobiles. Available for $30 at JB HIFI. They do well for shooting small areas like bathrooms and bedrooms. work well enough for units and indoor shots especially on recent iPhones and Samsungs which have solid cameras. Sample attached.

    For houses I usually bring my dslr and tripod for some high dynamic range shots. The magical ones where you can see every detail no matter how bright or dark a nook or sky is.

    letting fee is usually equivalent to one week rent. do you charge this on top of that or inclusive ?

    Inclusive, but in SA its 2 weeks so it makes it doable.

    Most usually do 2 weeks, plus advertising, plus photography, plus reimburse for Blacklist searches, plus Initial Condition Report fee, plus lease preparation fee, plus plus plus....
